I achieved my BS in Civil Engineering at the University of Washington... and became a plumber. After working and owning a plumbing business for several years, I jumped into real estate in 2005. I helped buyers and sellers with residential real estate for several years and felt the need for a change. I jumped into commercial real estate; where I've been killing it for several years now.
My first commercial sale involved a three way transaction. I had an investor trying to sell an office building, a buyer for the office building that needed to sell a triplex first, and another investor trying to find a place for a project. After a lot of negotiation, we had a win-win-win transaction and everyone got exactly what they wanted. I was hooked.
Shortly thereafter, I helped a client sell a commercial lot with a small manufactured building on it. It had appraised for $695k, but there were some extenuating circumstances that I picked up on that made the property more valuable than the appraisal. We listed the property at $785k. I called all of the surrounding properties to solicit offers. The first offer came in at $725k, and there were 3 other interested parties. We countered at full price. The second offer came in at $765 ($70k over appraisal!). This sounded pretty good, but I felt we could hold out for full price. The following day we received a full price cash offer at $785k from the original buyer, and 45 days later we closed. Sometimes it's not actually who you know, but what you know. A happy client that achieved a sale at $90k over appraisal.
As I progressed, I learned SO MUCH. One of todays transactions involve helping a budding company move to Arizona from out of state to manufacture their patented product that will be huge in the growing Sustainable Energy / Zero Emissions movement. They will soon be operating out of about 300,000 sf of industrial space. Another big project involved subdividing a commercial parking lot into a PAD for a fast food restaurant, creating office condos out of the structure on the land, and selling off part of the property to make more money for the owner than he originally paid for the property while leaving him with 2/3rds of the building as his own to operate and collect rents.
These projects are Fun!! And while I strive to help the big client, I still enjoy helping the smaller entrepreneur develop a new business and grow their own brand.
Of course there have been several more purchases and leases over the years, and I could not have done it without a drive to learn, love of negotiating, a great real estate office, and the support of the All Business team members!.
